Our property management company, Sterling Association Services performs routine inspections in Hunters Ridge Village for the purpose of making sure that our guidelines are being enforced. We are all concerned with the appearance and safety of our neighborhood. In the meantime, you are encouraged to report any homeowner violations and/or any common area issues that are of concern to you.
The process is simple - please email Sterling ASI the address/location and the information regarding your concern. Any digital photos you can provide will greatly expedite this process. If you do not receive a reply within 3 business days, please resend the email. Violations and pictures can be emailed to Kingwood@Sterlingasi.com.

The Association collects an annual assessment in advance from each lot owner. Assessments are used to provide various services to the community which currently includes security and solid waste disposal. Please visit the homepage for additional information regarding community services. The maintenance assessment is payable annually on July 1st of every year. Any assessment not paid within thirty days after the due date bears interest at the rate of ten percent per year. Sterling ASI performs the billing and collection of maintenance fees.
All properties in Hunters Ridge Village are bound by "Deed Restrictions" which have the purpose of maintaining the quality of the neighborhood. The full documents are available for viewing/download under the Documents and forms section of the website.
Yes! ALL external improvements or modifications to your house, such as the installation of a pool, a patio cover, a fence, or change in house colors, must be approved in advance by the Architectural Control Committee (the "ACC"). A modification request form is available for download under the Documents and Forms section of the website. You may submit the completed form via email to Sterling Association Services at kingwood@sterlingasi.com.

A 75+ mile greenbelt system winds throughout Kingwood. These trails preserve the natural vegetation in the area and provide safe access to schools, parks, and shopping without having to cross major roads. Residents can walk, ride bikes or roller blade along these trails and cross heavily travelled arterial streets through tunnels built along the major streets. Depending upon the particular location in Kingwood, these trails are maintained by a community association or a separate trails association. Hunters Ridge Village residents are members of the Bear Branch Trails Association.
Numbered K Stickers are required for entry for all vehicles into Kingwood Service Association parks. K Stickers are for resident members of Kingwood Service Association only. All vehicles without a numbered K Sticker properly attached will be subject to towing at the owner’s expense. For more information, please visit the KSA website kingwoodserviceassociation.org
Many Kingwood residents may not understand how governmental & quasi-governmental organizations operate in Kingwood. This is particularly true of residents who have moved from other areas of the country. Because Houston does not have zoning, we depend on deed restrictions, enforced by our community associations to restrict how property owners use their property. The Kingwood Service Association Quarterly Meeting is held on the third Thursday of January, April, July and October at 7:00 pm in the South Woodland Hills Community Room, 2030 Shadow Rock, Kingwood, 77339. These meetings are currently being held via Zoom Meetings until further notice.
The Hunters Ridge Village Community Association was formed in January 1979 and includes 1,034 single-family detached homes in four sections; a small commercial shopping center at Northpark and Brookdale, a church on Northpark and Deerbrook; a community park at 2706 Brookdale, just south of Northpark; and a community pool at 4121 Oak Gardens between Woodbridge and Brookdale.
